Mountain Home Ownership: Build the Risk and Maintenance File Before You Buy

Ninety-Nine 90 lift on the Canyons side of Park City Mountain
30-SECOND BRIEFING
For a mountain property, organize access, insurance, water, drainage, roof, heating, wildfire, snow, HOA, utility, and maintenance questions before they become post-closing surprises.

A mountain home can have ownership questions that do not show up in a listing photo or a simple payment calculation. The objective is not to assume every property has a problem; it is to identify which questions deserve property-specific evidence before a deadline passes.

Access and winter operations

Confirm who maintains the road and driveway, how snow removal is handled, whether access is public or private, and what the written ownership documents say. Visit the route when conditions allow you to understand how it functions.

Insurance and physical risk

Request property-specific insurance information early. Review available hazard screening, prior claims information when obtainable, defensible-space questions, drainage, slope, roof condition and other site-specific concerns with the appropriate professionals.

Water, utilities and systems

Identify the actual providers and systems serving the property. Mountain homes can differ in water source, wastewater, heating, backup systems, internet service and utility responsibility. Do not assume the neighboring property has the same setup.

HOA and shared obligations

Read current governing documents, budgets, assessments, maintenance responsibilities, reserve information and use restrictions. A monthly fee alone does not explain the association’s financial or maintenance picture.

Create one ownership file

  • Inspection and specialist reports
  • Insurance quotes and coverage questions
  • HOA or community documents
  • Utility/provider information
  • Maintenance history and warranties
  • Access and snow-removal responsibilities
  • Known upcoming repairs or capital projects

A complete file makes the ownership decision easier to compare with other properties and gives you a better starting point for the first year after closing.
