What Is Included in a ‘Cost Per Square Foot’?

30-SECOND BRIEFING
Cost-per-square-foot numbers are meaningless until you know what is inside the numerator and denominator. Separate land, site work, hard costs, soft costs, financing and finish scope.
Quick answer: “Cost per square foot” can refer to very different budgets. One builder may quote vertical hard construction only; another may include general conditions and some finishes. Land, architecture, engineering, permits, site work, financing, landscaping and furnishings are often outside the headline number.

Define the square footage

Is the denominator conditioned living area, total enclosed area, garage plus living area, or another measure? Different definitions can make identical projects appear to have different unit costs.

Hard costs

These typically include labor and materials physically incorporated into the building, but scope can vary.

Soft costs

Architecture, engineering, consultants, permits, legal work and project management may sit outside the hard-cost figure.

Site costs

Excavation, grading, retaining walls, utility extension, drainage and access can be especially significant on mountain sites.

Finance and carry

Construction-loan interest, fees, insurance and the cost of holding land during design and construction belong in the owner’s all-in basis even if they are not “construction cost.”

Finish and furnishing assumptions

Cabinetry, appliances, lighting, AV, window treatments, furniture, landscaping and exterior amenities can materially change a luxury project budget.

FAQ

Can I compare two builders by cost per square foot?

Only after normalizing what each quote includes, the square-foot definition and the project scope.

Why are mountain builds more variable?

Site work, access, snow, soils, retaining and logistics can differ dramatically lot to lot.

What is the better metric?

An all-in project budget with clear inclusions, exclusions, contingency and timing.

Build note: Construction budgets should be based on dated local bids and parcel-specific site information, not a generic square-foot number.
